Can I sort out my own base?
Malbern Garden Rooms come with a 10 year guarantee, a condition of which is that we build the base to our specification in order to ensure the foundations are suitable for the building.
Any claims for movement of the building or associated damage could be voided if we do not provide the base. Therefore to validate the guarantee Malbern Garden Rooms need to build the base.

Do you fit air conditioning or heating?
Your Malbern Garden Room is fully insulated using industry leading materials from floor to ceiling. This ensures you can use your building all year round. If you need to heat it in the colder months we recommend you use a ‘dry’ heater with no naked flames being used within the timber structure for safety reasons. We provide a consumer unit (fuse board), plug sockets and LED lighting for the interior and exterior.

Can I have a water supply in my Garden Room?
Malbern Garden Rooms do not supply a water supply to your Garden Room. Should you require water and associated drainage this could impact on the planning permission requirements of your local council as you would be requiring access to drainage. This is also applicable if you require other sanitary ware (for example basins, sinks, WCs, baths & showers).
However, if you are looking at creating a room which will require sanitary ware then we can work with you on the design aspect for your submission to your planning authority and once granted will build your room.

What are my outside finish options?
Our standard exterior finish is using a Siberian Larch to which we apply a coat of Osmo Varnish or similar. Other options can be discussed and typically they are of a composite material to comply with any fire retardant regulations necessary to comply with building control regulations or there is a Red Cedar option also available. We can look at other finishes you may want and our design and build team work with you to provide the look you want.
What are my inside finish options?
Our standard finish for a non-storage room is 9.5mm plasterboard with 3mm skim finish, the joints being taped to give a smooth finish. We then apply a ‘mist’ coat leaving it ready for you to decorate in your own style of finish and colour. Other options can always be discussed. After all it is your Malbern Garden Room! We fit skirting board and architrave. For storage room areas we finish the internal walls with an 11mm OSB which you can paint, stain or leave as is. Your room, your choice.

Is my Garden Room environmentally friendly?
The environment means a lot to us at Malbern Garden Rooms, we all have families and want to do our bit for future generations. All our timber bears the FSC stamp (Forest Stewardship Council) which means that the wood comes from well managed forests.
We fit LED lights which are eco friendly too. We try to leave the smallest carbon footprint that we can.
